Construction Schedule Update

I called yesterday for an update on our expected closing date.

For Everyone's Information (including the jackasses that are going to make #OOPS# comments), even with the mild winter they are already 4 months behind.

I called today. We bought on the 4th floor and were originally scheduled to close in October. Now Toll is saying December, for what its worth.

They aren't even finishing the inside yet are they? I expected one, possibly two months later but four? They are really dragging their feet.

I called today as well and spoke with Shirley. We're on the 6th floor and originally had an estimated November closing estimate. I figured December at the time. She said to expect January (possibly sooner) to close.

Wait until you then get delayed an additional two months because the town holds up inspections and only shows up when they feel like it. You would be EXTREMELY lucky if it ends up only being two months late. Be prepared for disappointment, or at least contingency plans!

This is why you get a deal on new construction... I've NEVER seen a project come in on time...

Matzel & Mumford did it with Hovnanian as the builder. We bought new construction almost a year in advance and the expected closing date changed by a week.

And the closing took 20 minutes.

Another example would be the Shore Club. The sales office told us that they should have no problem meeting our original November closing date. In fact, they said we may even be able to move in earlier. I've had such a good experience with the Shore Club that I'm hoping to make another investment when the Shore Club North tower goes on sale.
