If you bought in the 1st phase as many did at 700grove it was 375.00 per sf..a good cushion should the market soften. if I don't like it 3 years I'll sell and move on. many people whou bought in other locations at 600.00 per sf are starting to feel a little uneasy.

Matzel & Mumford did it with Hovnanian as the builder. We bought new construction almost a year in advance and the expected closing date changed by a week.

And the closing took 20 minutes.

Where did you buy? And 20 minutes for a new constrction closing is no big deal....

They aren't even finishing the inside yet are they? I expected one, possibly two months later but four? They are really dragging their feet.

- No I drive by the building every day. It loooks like they have all the metal studs up and the exterior brick facing, but no interiors look like they've been started.

They are putting in the frames for the windows now. Also, they are finishing the brick facade for the courtyard.
My guess is next they will put in the windows, then they will go to walls. And I think they are more like 2 months behind schedule, though who knows. I was told a while back windows would start to go in in mid march. Seems like that will be more like mid may.

Any chance someone could post some recent pictures for us out-of-towners? TIA

I've been told they are building and closing units from the bottom up, and they are adjusting some closing date estimates based on current progress and to make sure there is enough contingency. I suppose for things like someone mentioned above like unpredictable building inspectors.

I'm on the 6th floor and Toll called to update me on my estimated closing date to Feb 07 versus my original Dec 06, so 2 months later. My contract said 6 months either way, so I think they are doing pretty well. I bought a year ago and from my research then, I heard you can't predict completion of new construction that early too accurately. I've always figured a six month swing either way, but I also figure they want to finish as quickly as possible to get ther money so our incentives are aligned.

I rent in the area currently and have seen that it looks like all the exterior brick is done and they are working on stone on the ground floor. Also looks like they are getting ready to put windows in. From the street it looks like there is metal framing on all floors and the balconies have all been in for a while.

Uh, no one is going to start finishing interiors until a building is dry, i.e. windows are in and it's watertight. Duh.

Interiors are fast. A guy put new cabinets appliances and floor into my kitchen in less than a day.

Everyone needs to relax. New construction is usually not on time. 4 months is an inconvenience but not that big of a delay.

I called yesterday for an update on our expected closing date.

For Everyone's Information (including the jackasses that are going to make #OOPS# comments), even with the mild winter they are already 4 months behind.

If you know that people are going to make remarks about your complaining, then you are the JACKASS. THE BUILDING IS FINISHED WHEN ITS FINISHED. You should know that before you buy new construction.

Maybe you shouldn't be so thrilled about them being behind right now. I can think of a number of reasons why we do not want the closing to be so late and I am sure that the people that are upset about the delays have theirs as well. New construction does not give Toll the right to fall behind. I think people should be letting them know they are disappointed in how they are managing this project instead of saying nasty things to future neighbors.
