Review - I moved into the building in May. Overall, I am extremely pleased with the value and the quality. Some particular observations, good and bad.
Bad
-It took too long from promised close date to actual closing (almost three months)
-Punch list has not been completed after four months
-hallways have not been refinished after move-ins
-building maintenance has been lacking while Metrohomes has been responsible for it (common areas cluttered, no clear repository for newspapers, garbage chute occasionally backs up)
Good
-quality worksmanship, once the kinks have been worked out.
-Quiet. I have lived in several Hoboken locations over 10 years, and this apartment is by far and away the quitest I have lived in. It is comparable to the suburbs in that regard.
-While the location is between the high school and low income housing, the neighborhood has come a long way and is a vast improvement from the time I lived around the corner 8 years previous.
-Excellent park for families. The new playground and renovations in Columbus Park across the street are great. The park's location means Adams and Grand are not through streets keeping traffic to a minimum, no small feat in Hoboken.
-Services are coming into the neighborhood or are already there, including dry cleaning, grocery, liquor and pharmacies.
-Value-Since signing on late last year, I would estimate the value of my condo is up at least 15%, not that I'll be selling.

All in all its a great building in a great location right in the middle of town.

Review - I really like living here. As for the other comment about places for sales - yes that really bothers me also. I think that maybe some real estate places bought some of the initial offerings. In some cases, individuals have done it also - but its a very risk proposition & flipping comes with more costs than most are aware of (some of them thanks to Gov. McGreevey's new taxes on selling residences, some from closing costs, and some from the dreaded real estate fee). Other new constructions in Hoboken no longer allow this.

Review - There are so many places now for sale in this building. i hope all of you people that thought you were going to make a quick buck by flipping get stuck. This is the problem with Hoboken real estate.

Just a flashback post from someone who was wishing all of us in the Hintington well...Yea, we all got stuck with out apts..and a 100k+ profit..

Review - Love the building!! People who say it's bad location are clueless and lacked vision..Yes, years ago..probably not the best..But Now..close to Shoprite,ColumbusPark. Oh they say the Highschool is there..true...but the Kids go home at 4:00 oclock...what time do you get home from work? Summer..nobody around for 3 months..Live on the top floor..good view of the city!! Eveybody's unit has gone up 40% in the first year..1 bedrooms are selling for $475K..Someone missed the boat and you will NEVER catch it dude!

Review - The units are very nice and the builder has been responsive to phone calls. Very solid sound construction. I never hear my neighbors, which is great.
I agree with the writer who said - please take the shopping carts back to the garage -- other people may want to use them also, and they are an eyesore in the hallways.
Would be nice if the builder did repair some of the move-in damage. Someone actually scratched numbers into the wall outside the elevator on the second floor. Who would do that???????

Review - Does anyone else think that there should be some sort of awning marking the front door of the building? For many reasons: Ever stand there with packages trying to get your keys out when it is raining? And there are SO MANY doors along Grand St. that it's hard to know where the entrance is. Finally, from an aesthetic viewpoint there should be some sort of awning/covering for the entrance -- all the other nice condos in Hoboken have them.

Review - Sounds like you are happy. I think all of those inconveniences mentioned are par for the course with new construction. that is why new construction is usually proced at a 5% discount to the market

Review - While I love my apt I have a number of issues with the buidling itself. The parking spots are way to small, the stairs are not properly ventilated, and the hallways are too dark. Also is anyone reading this lves in the building please stop leaving the shopping carts in the lobby and hallways. If you must use them please leave them in the garage.

Review - Haaaaa very funny that individuals have bad things to say about such a nice place to live. If you have bad things to say do it with tact please...your parents should have tought you this. The Huntington is a top notch facility and if you are thinking of living in Hoboken long term it is a great buy.
