Review - If you got into phase I I'm assuming you paid about 400/sq.ft. for a 2bd/2ba -- not sure how much the 1bd's were. Considering that right now 2bd/2ba go for almost 500/sq.ft you are in good shape. If you give the unit and price I could probably tell you how much it is worth.

Review - Yes. That whole area near the 9th St. lite rail will be up in about 2 years and there are plans for alot of retail space. Which will definitely help clean up the area. Plandome Hills, Monroe Center, Caulfield and Uppergrand are all building in that area.

Review - Thanks for all your input and suggestions. They are all very helpful.

I have also done a bit more research myself, visited the site and talked to Velocity sales again this week. It looks that the parking lot right next to Velocity between 7th and 8th on Jackson (Velocity is 6th to 7th)will become a small commercial area with Starbucks and other furniture stores etc opening up. Then next to this shopping area, Plandome Hills will be up in two years. That sounds pretty exciting -- will totally change the apperance of the small area around the 9th street new lightrial station, therefore property value will go up. Have anyone heard anything similar?

Plus, I did get the phase I price. I am very attempted to keep the apartment...

Review - My advice to you would in part depend what part of the building your apt is in. Try to get one as far away from the end facing the projects and you will be ok.
Also, did you get the first phase prices? If so, you might have difficulty finding the same price in other new construction going up. But you might want to check out plandome hills, the grove, etc. for comparison.

Review - The problem in Hoboken is that most of the new construction is sold out, no matter where it is. Also, anything that is for sale is being held back and there is a long wait list. I would really look around. There are new buildings going in around the 9th St. lite rail that I think are preferable to the location of Velocity ... a few blocks makes a difference. Check out the Monroe Center and Caulfield Homes. I'm not knocking the Velocity ... I hear the builder is great and it sold out most of its units. The building is a welcome addition to Hoboken, but I would make an informed decision. Get the Hoboken reporter, if you haven't already and walk around the area throughly.

Review - I actually took the new light rail to Velocity's site and walked around and then walked back to Hoboken path station last Saturday night. I particularly tried out the Projects area between 2nd and 6th. It does not seem to be as bad as it was described.

Besides, I read on other message boards that there are usually high volumn police patrol around the project area. I personally saw two police car drove by on Saturday night within 20 minutes. I could not help wondering how bad it can be with so many police officers on street.

Also, I have been checking around since last year. It seems that two bedrooms in any new construction close to public transportation anywhere in Newport, Hoboken, Exchange Place are easily over $400 these days. With the proximity to lightrail, nice interior design and still within walking distance to the river side park, Washington street, etc., Velocity looks very attractive to me.

However, I was almost a total stranger to Hoboken before I heard about Velocity and have just graduated and started to work not long ago. I am still not quite confident about putting down all my savings so far in Velocity. I do plan to take as many trips as I can to Hoboken and check the area out before the contract is becoming binding. Any suggestions from more experienced buyers will be greatly appreciated. Review - My opinion is that the buildings will be very nice, but with the location I would rather live somewhere in Jersey City along the river (without the view I suppose to keep prices comparable). When I think of the attractiveness of Hoboken I think of Washington Street, the park, the piers. The area being built on the West end has the feel of a suburb -- strip malls, uniform building types, etc. Additionally, you're in close proximity to the projects.
One thing people might want to consider is that the demand for these units might be inflated because a lot of purchasers could be investors. Just a thought, I have no knowledge of buyer intentions for Velocity.

Review - 91% of the Velocity project that has been released has been bought. Even with the projects next door, there seems to be a lot of interest in the property. There is supposed to be 125k sq. ft. of retail space going up in the area as well.

Review - I was wondering what the overall opinion is on the pricing of these units? I realize the price is high, especially for the area but with other projects expected to start in the near future do you believe that these apartments will appreciate and by what percentage over the next few years? Lastly, I noticed from the website that there are a number of units said to be unreleased is there a reason for this or are they having problems with selling these units for the price they are requesting?

Review - My friend, you are the one who is ignorant. I bought in 1300 and know for a fact it is not finished yet, but it is further along in progess than 1200. The structure is up, and looks predominantly complete from the exterior, but the upper 2 floors are nowhere near done. It has at least 2 months to go before closings even begin, so please, don't display your ignorance and continue spreading falsehoods.

Review - I don't remember the name of the building on Grand St., but it's on first and grand on the odd side. they have a website for it, but I can't find the link. I looked at two places in there, one is still on the market I think (for 1.3MM). If you looked at those places you'd know what I'm talking about. And I don't work for REMI as should be clear from my saying that the location of Velocity sucks.

Review - Regarding Upper Grand vs. Velocity. That's a difficult call. Neither has a great location, but I'd have to give the edge to Upper Grand in that respect. However, you are right that REMI builds beautiful properties, especially the one on Grand St. you mentioned. Personally, I'd find it a difficult decision.

Review - I bought at the Upper Grand and I agree with the person below because it is a dump as foar as construction. I found Velocity after I heard about their construction type which I don't think anyone has done and I asked around any in the building business told me it is so expensive no one does it. I hear my naighbors to the side of me all the time and my wife has gone mad. As far the area, Remi's owner showed me what is happening in the immediate area and it is impressive. I ony recently found out about REMI when I looked at a building they built on Grand St but was outbid. Their stuff is really nice but it was the only unit I saw. The realtor told me they build the nicest stuff in town and they have been on top of everything I have asked. The Upper Grand people are nasty and make me feel like it is a privledge to buy up there. Can't wait to flip it.

Review - I don't know the Bergen Lafeyette section, so I couldn't tell you for certain. But I can say that by most standards the Hoboken projects aren't too bad. You'd have to look up crime statistics, but one thing you need to consider is that currently there is nothing developed there, so there is nothing and no one to rob. When people with good incomes move in next door to people with very low incomes, you can expect crime to increase. I suggest you take a walk through the area during the evening and decide for yourself.

Review - To the person who posted a reply about the location of the projects, please tell me this..are these projects as bad as the Bergen Lafayette section. Is there a lot of crime in this area? Robberies? If it's to the end of town, then I'm assuming these projects also cover Harrison street?

Review - The projects start somewhere around 2nd st. (running from Jackson to the end of town) and end around 6th st. The velocity begins right where the projects end, so anyone living here is a neighbor to a very large area of projects. Additionally, the surrounding area is very underdeveloped and will probably develop more slowly than the rest of town bc of its proximity to the projects. Just take a walk around that area during the evening and I think you'll be pretty convinced that you don't want to live here.

Review - These units are way overpriced for the location. Also, a parking spot costs approx 30K more! For those looking to buy and flip, I don't see demand catching up with this area of town for at least several more years. Uppergrand is a much better buy for 1) the included parking space 2) the tax abatement and 3) the location.
