Review - Owner now for 2+years. Fantastic location great new updated decor almost complete. No other condo's in the area can compete with our lobby area or canal side pool with unobstructed views of Liberty Park. The Board can be difficult at times but tolerable. Solid concrete floors a plus yet walls between units are a bit thin. A fantastic buy for the bucks.

Review - Once seen at dated things are changing. All common areas are currently undergoing total renovation. There is a new card-operated laundry room, wire storage cages not to mention the outdoor pool and small health club. Their Sky Lounge is a great place with a super Manahattan and Harbor view to host a party too large for your own unit. Many units have been redone to the highest quality while others are as original. An unbeatable location for anyone working in Manhattan or New Jersey.

Review - The location is great. The balconies are excellent including some of the best views of Jersey City, Liberty Park, and downtown NYC available.
However, the tax abatement has ended and some of the units need bring up-to-date.
When they finally update the fantastic but dated lobby I think the building may become more attractive to new buyers in the area (but a $10K annual tax bill can hurt).

Review - Interested buyer in Paulus Hook area. I have seen several Claremont Cove apts listed so I have an idea of the asking prices.
For a 2bdr, 2 bth apt (approx 1,500 sf) what are the costs (1) Monthly maintaince (2) Parking (3) Special assessment - How much and for how long? Does this impact new owners (4) Annual Taxes
Comparing purchase vs existing buildings in the area (sugar house, pier house) and new construction going up in the area.

Review - For those interested in Claremont Cove here are a few things to take account of in your purchase decision.
Pros 1) On the waterfront. Some of the best views of NYC.
2) Price. Cheaper than Sugar House and some of the new buildings currently under construction in the Paulus Hook area. Better bang for your book than Pier House. Pier House/James Monroe are the buildings that a buyer should be comparing their purchase.
3) Transportation. Beside the light rail but more importantly, a few minutes walk from the exchange street path station.
Con's
1) The Tax Abatements are ending for this building. Expect to get hit with a large tax increase in the near future as Jersey City reassess the market value of the apt. All new construction in the area - Montgommery Greene, The Grand View, Sugarhouse all have a 15-20 year tax abatement. Buyers should factor this cost into the equation when making price comparissons. Claremont Cove may end paying the highest taxes in Paulus Hook due to the end of this tax abatement.
2) Mandatory Valet Parking. This addtl charge of approx $150-$200 pm is added to your maintaince fee. You can not purchase a car parking space in this building.
3) No washer dryers in the apts. Claremont recently upgraded to card operated (vs coin) w/d on each floor. This is the same as the James Monroe building in Newport. It makes the buiding feel like a rental.
4) Addtl Maintaince Surcharge $100-$200 per month for the lobby upgrade.

Review - Great condos. We have owned for just over a year now so are enjoying the fruits of a newly refurbished lobby, hallways and Sky Lounge area.
Our 2 bedroom apartment has eternally unobstructed views of the Statue of Liberty and its surrounding parks. Very helpul, attentive staff plus indoor valet parking.
The Condo Board can be off-putting in the beginning but come around once they get to know you. They should resolve the No Dog issue, as it is an old irrelevant rule which could deter potential younger buyers and should be re-assessed.
In addition the building offers one Path stop into downtown Manhattan, a new laundry room, locked storage rooms and a new video security system.
I am hoping that NJT will soon subsidize the NY Waterway ferries so that we have weekend boats. Though there is a weekend Water Taxi near Portside.
We feel we got a great deal and our apartment has been appraised at 30%+ more than our original price. While things do not appreciate here as quickly as in Manhattan, we are very pleased.
Highly recomended
Oh yes... A small falcon comes to perch daily on our planted terrace.

Review - Very friendly building. Maintenance and security staff (used to be ACI) were very nice when I had lived there. The high taxes is definitely a turn off.

Review - The No Dogs policy means that I'll never purchase there. I actually don't owe a dog, however when it comes to resale, I believe it will turn away more potenital buyers than it will turns on.
Great location. Great lobby, Nasty taxes.

Review - Unless you're an original owner, the building isn't dog friendly. The taxes are way too high for it to be worth it.

Review - The taxes are high and will only get higher in the future. When the City does its full revaluatin, they will get hammered even more. These units could wind up with the highest taxes of any building in the City. Its competing with other tax abated buildings. Its one of the reasons I'm movng to Montgomery Greene. There is no sound proofing between the apartments, so it can be a large problem for some unit. The Board is a pain in the ass, getting better, but it needs more diversity.

Review - The taxes are high! Note that there are currently 2 2bed units available, one a duplex that has had difficulty selling due to the tax increase. Both are at or near the $500,000 mark.

Review - Have been looking to buy at clermont cove but the real estate taxes seem really high for an area that doesn't seem to warrant it (ie. lack of great schools). Does anyone know why it is so high (I know most of the residences have had their tax abatements end)?
Just a question I pose to current residents on their feelings of reselling their properties. Do you feel that prospective buyers will be turned away due to high real estate taxes (which will increase as years go by) added onto maintenance + mandatory parking fees?
I really like the residences that I've seen there but having a hard time swallowing the numbers.
