Review - Lovely building with lots of character. Original 5 story building was a dress and handbag factory. Converted to condos around 1989 by turning first 5 floors into NYC-style lofts and then adding 4 more floors to top of original building. 3 blocks from a beatiful park -- great place for kids to play. Dog friendly building!

Review - Agree its a great building, location, views, etc. But with the current set of issues related to water intrusion, you are looking at a monthly maintenance jump of atleast $100 bucks.
ALso, there are serious issues with one seller. So buyers beware, do your due diligence before you get into any contracts, etc no matter what real estate agents/seller says.

Review - Great building. Leak issues are being addressed in 2005 budget. This is a good time to buy as once the repairs are made the market value will take off. Invest now before it's too late.

Review - Really wanted to buy a wonderful unit there but backed out because of outstanding litigation issues involving that very unit and owners' complaints concerning water infiltration problems that have yet to be fixed. Need closure on these issues before I throw in my money there.

Review - I am considering buying a unit in the building which I thought was quite nice. However, I am very worried about potential water issues. Are those still a problem? I am not a building inspector, but I am an engineer by trade and noticed some tell-tale signs of problems. Is this in the past or ongoing?

Review - I have lived in the Park Hamilton for a number of years now, and the issue of which you speak is probably related to one rogue unit owner who has been in legal trouble over and over for years. The Park Hamilton board has been recently filled with dedicated and selfless directors who are doing their best to insure openness and to correct many errors of the past, including title issues and water issues. The building is a great place to live not only for its convenience to everything, its beautiful apartments, fabulous lofts, balconies and views, but for the wonderful neighbors and friends made over the years. There is truly a sense of community here, and if it is because of a common goal to clean up past messes, then that is all the more reason the community is strong. It is unfortunate that soneone had difficulty with a title search. I would encourage potential buyers to research all units for sale by different unit owners, too.

Review - Watch out for this one! A couple who are friends of mine were intersted in this one . But didn't end up closing because the unit has title/ownership/partnership problems (A couple of other units also apparently have similar issues). The owner I believe refused to fix them and instead insisted that everything was in place (!?!?!) and led them on asking them to switch lawyers. Two attorneys took up their case and both times, the title had problems and the title insurance refused to provide insurance...They ended up buying something else to avoid problems in the future. Besides, I also heard there are a lot of issues with the condo association such as building water leaks etc.
