Review - Yes - you will be one of the last to close, however once the building has a CO Metrohomes start paying the taxes for the building/units. So they try and close all units ASAP after the CO is granted.

Review - Is early June realistic? mmmm, the $64K question. 2-months from today...

I purchased in Liberty Point and Metrohomes were really later: like 3 maybe 4 months. Looking at the Grand View I'd say you'd be lucky to be in by the 4th July.

I think it was about 1-month after the hardwood floors went in. Plus it will depend upon which floor you're on, because the top floor will be finished first and then the third...

The building looks great - so I'm sure it's going to be worth the wait.

Review - I am one of the purchasers for the Grandview and just wanted to find out approximately how late were you from the original projected closing date. The completion date was suppose to be March, now we were told that it may be sometime between June 1st and 15th. Based on your experience with metrohomes would you say this is realistic?

Review - Can you please let me know if it is true that each unit paid $1,000 in insurance to Metrohomes at closing? What was this for? Was it possible to go to another insurance company? Review - The Grand View looks like a really nice building. I wish you good luck with your puchase. However, Metrohomes continually changed the closing date. My closing was going to be May then April then July, then August, finally 1st Sept. Looking at the Grand View now, I'd be very surprised if your in by April 2005. My guess is July 2005.

I'm very happy with Liberty Point, but there are still a couple of bits and pieces which need to be ironed out, possibly by the assocation if/when it gets formed.

Review - I extended throught wells fargo. It's cost me alot of money and I personally BLAME Metrohomes, and not Wells Fargo.

Metrohomes point of view is that the price of your unit has gone up by 100+K since you purchased it so be happy and they're not paying to expand the lock. This is disappointing, especially when we consider how late they are, and the additional hassle everyone has been through.

Metrohomes have built a fantastic building - and I guess another $1000 to keep a fanatastic mortgage rate is worth it.

Review - We just had our walk-through last Wed...place is simply beautiful! Walter from Metro Homes was great - I asked him his opinion of when closings may begin, and albeit he couldn't give a concrete answer, he stated that it looks good for EOM and they typically can do 5-7 closings a day. Folks, I think we may be good for this month. Good luck to all!

Review - I have a lock-in with Wells Fargo too and it's expiring next week. I'm really concerned as what my choices are. I could be wrong, but I think one can choose to renew the lock-in rate for some fee. I just started looking into this so I can't speak for sure if it's worth the money. How is everyone else dealing with this situation?

2) I speak from experience, not what I have read, but regardless, you clearly speak from inexperience, because the NYC area is by no means excluded from the ups and downs of the real estate market. In fact, it is affected to a greater extreme. It goes up higher, and falls down lower.
Regardless, those who plan on living here need not worry. The speculators are the ones who are going to get into trouble. The last downturn in the NYC market lasted from 1988-1995, so don't expect to get out any time soon.

Review - Please, the difference between 450K and 500K is not so much that one could afford the former and not the latter. Get a brain.
For those of you who think a mere 10% drop is unrealistic, think again. The regional market has been known to easily plummet more than 20% in the past, and prices have skyrocketed this time like never before.

Review - I think you're right about Big Boy's eagerness to own at Liberty Point. It seems he cannot afford to buy right now and is desperately hoping he'll find a 2 BR for 450k. Whether rates rise or not, the supply is limited, and therefore it's more likely that prices will plateau rather than fall in our area.

Review - Desirability is based on many things, including general demand, interest rates, job growth (in the city), the value of the dollar...not just the sentiments of myself or the 5 other people who post on here. Those of you who plan on living here dont have much to worry about, it's the speculators who are going to get screwed...that's when i'll pounce. Done it before, and it's getting prime for the taking soon enough.

Which demonstrations how desirable the building and units are, and consequentially weakens the basis of his agreement that the units will be worth considerably less in a couple of years.

Review - I have purchased a unit in Liberty Point, and I am confident that the property will, at the very least, hold its value.

In the short-term, prices might not go up further. However, the design, quality and location of Liberty Point is excellent and extremely desirable. The last unit in Liberty Point, 1152sqft 2 bed/2 bath, sold for $639K (that's $550 per sqft). Therefore I consider it highly unlikely that the any unit owner would in the future consider selling for $450K.

Review - Assuming they finish construction by the end of this month (looks optimistic). If anything is identified in the inspection, it probably has to be fixed and reinspected, right? For a building this size I would be surprised if it is done within a month. I would say the optimistic closing date is early / mid September.

Have they closed Southgate, I think in their pecking order, LP comes after Southgate.

I agree. It does look great. The tall ceilings really make the rooms feel hugh. And putting the water heaters above the closets is a senseable use of deadspace.

Metrohomes have taken an age, but at least the units look like quality materials have been used. The really wood doors are better than those normally used in substandard contructions.

Let's hope we're in by the start of August!?

Review - On the corner of Essex and Warren is where Captian Al's new place is going. The developer is also building the Captian and his mother condos above it. Rumour has it he walked away with $1.5 million, a new bar and 2 condos for agreeing to sell his old place.

The development was to be apartments, however I understand that they will now be condos. Prices/plan will not be released until early next year.

The brownstone on Essex, right in front of Liberty Point is staying - so I'd be interested in how the new building is going to wrap around it - without looking extremely dumb. And I would be surprised that the local development committee would allow an eyesore to replace an eyesore (Captian Al's place).

I only hope it doesn't look like Harbor View Apartments (next to Pier House) which is seems very big and very ugly for a 6-story building.

I noticed that 110 Grand had an open house this weekend and only has 2 units left. I also noticed that Morgan Lighthouse has started listing their units again, but with a large price increase since they were taken off the market. The price is about $540 per sq ft, and when you think that it is in the Art District which isn't that nice compared to Paulus Hook.

Someone told me that the piece of land next to Liberty Point is going to be condos - where Captian Al's bar was!!

Does anyone have information about this?

Review - To answer Eager to Move: I've purchased one too – and I am also upset that the builder has delayed until the end of July. Recently I crept in to the building and am really pleased with how the units are looking: the tall ceils look great and I love the way they have hidden the heater and boiler units above the closets. The bad new is I think it's going to slip passed the end of July, maybe even the end of August. There is still a lot to finish, and there appears to be not a lot of guys working on the site.

To answer Paula: I agree with Norma, obviously prices go up the nearer to completion, however two of the unsold units have HUGH outdoor spaces, which I can imagine in the summer being fantastic. Like Norma said compare to what else is in the area, here's my thoughts...
1. There is nothing in the Sugar House for less than $750K.
2. There are zero or certainly very few units available in The Pier House ( I've heard that there are a number of construction/quality problems with the units in The Pier House).
3. The condos at 60 Sussex (John Bober’s) have all sold (they were excellent quality, however a little small for between $550K and $600K).
4. There is a new condo going up near the Post Office (next to Bimpie), and again the quality looks excellent, however the price is $750K+. And it's on a very busy street.
5. There is 110 Grand Street, which has no parking and no elevator, and the top floor unit is about $850K+!!
6. The Grand View, on the corner of Green & Grand, I think most of the units in there have sold, but I looked at the floor plans and they looked garbage. One of the units was a studio 428 sq ft!!! That says to me the builder is just trying to make as much money as possible, rather than designing quality living spaces.
7. I found out there is someone listing their unit in Liberty Point for sale already!! I imagine a number of units will have been purchased by people looking to flip them after closing. Look at www.187warren.com

Eager to move - I don't know when closings are expected to start, but I was pretty upset that they delayed construction again until the end of July. I'm hoping closings will start in August, but that's just a guess.
