Review - I think when the guy stated $615 per sqft, he was refering to the two best units in the building. I believe the other units have been between 500 and $550 per sqft.
Has any here bought in this building? If so, maybe you explain how you arrival at you decision to purchase here, plus how much you paid per sqft?

Review - The example upgrades I mentioned are NOT available - period. Everyone gets the (low) standard package, regardless of the fact that you might be willing to pay more for the upgrades.

Review - Curious if anyone who bought here actually bought to live in. My impression from going to the invite is that a number of these new buyers are speculators trying to make a quick buck on a preconstruction deal. If what they said prices are at $615 a square foot, I dont think there is much room to profit from that. Since you would need another $100 a square foot to make it worth your while. Wondering if what is driving the demand for this place are uniformed/uneducated investors that think they can buy any preconstruction property these days and flip it or are these actual home owners. The further we get into this housing boom the more of these uneducated investors there are that are driving the demand. I have had some success in the real estate market investing in these properties and the last one i got in was at $415 sq ft. But when my Grandfather called me the other day and asked me to help him flip a property I am now nervous and think things have gotten out of hand. We will see but once again I got that impression from attending the seminar.

Review - 1. 44 units sold, from a total of about 100+ 2. Only 4 units currently available from the current phase 3. A number (approx 5 or 6) of the end unit penthouses will have windows on one of the walls. The remaining PH units merely have skylights 4. The penthouse is the only floor with central air/heating, and gas stovetops. All other floors will have the a/c & heat units installed under various windows in the units, plus they will have electric stovetops. This is really poor - an electric stovetop is what I'd expect to get in a rental, not a supposedly 'luxury' condo. 5. Car spaces are available to individuals purchasing a unit, however they are a whopping $43K each. 6. The best units will be sold last – no surprise there. The best two units are 1372 and 1488 per sqft. The agent said I should expect them to be listed in the low $800K at some point in the future. Add a parking space you'll be spending $615 per sqft. 7. Upgrades: You can upgrade to hardwood in the bedrooms, or possibly to a better carpet (which makes me think the standard carpet will be crap). Other than that you're pretty much screwed: Want something nicer than standard white tile on your bathroom wall? No. Want a granite counter in the kitchen? No. Want to upgrade your appliance package? No. Want a different kitchen cabinet other than maple? No. Want marble vanities in both bathrooms? No. Want to pay well over $500K+ to have the same freaking unit as everyone else because the developer wants to cookie cut, and doesn’t actually give a shit that you might not like what's cheapest and easiest for them to install? Goto Fulton’s Landing.
In my opinion this is one of the cheapest quality new developments to have gone up in Paulus Hook in the last couple of years. It sets a new low standard which hopefully other developers will not follow.
Of course, 44 units have sold in less than 1-month, so what the hell do I know.

They are difficult to find though. From the menu click on Livability, then on the third thumbnail photo in the bottom left hand corner, then the View Floor Plans button. To access the plans for the 3rd thru PH floors click over the picture of the building in the top right.

Review - Pulte appear to be a joke.
The contract is terrible: basically if you go with their mortgage you get one price, but if you go with another mortgage you get a higher price. I thought they were sell condos not mortgages. Plus their mortgage has over $1000 is misc fees (apprisal, inspection, etc).
The penthouses are a nice size, but a master bedroom with no windows (only skylights), sounds like they were trying to squeeze as many units into the building as possible, rather than designing a building with nice tall ceilings.

Review - I have met with the Sales people and wasn't impressed. They didn't have too much details for some of the questions I had asked. Oh by the way, getting an appointment during their VIP seminar was basically a mad rush to the tables.
The floor plans for Fulton's Landing are pretty bad. The master bedrooms in the penthouses don't even have windows. In some of the units, you have to walk thru your bathroom before you can get into your walk-in closet.
Not to mention that they want to charge you for a parking space which they can't even guarantee. I heard there was something like 70 parking spots for 111 units. You can do the math.
They were asking for high 400's for a 1 bdr unit and mid 500's for the 2 bdr units. The penthouses were going for about mid 700's. They did sell quite a few units.
