Review - Is this true that there will not be parking in this new luxury building? That you must go across the street to the Towers for parking? I thought all new construction was required to have a certain number of parking spaces? Any feedback appreciated since this would be a drawback to me.

Review - If you don't mind serious drafts, I don't mean just from the windows. The Liberty Towers is very nice, however it does have some serious issues. Problems not easily fixable. I'm sur the windows are not cheap, however they were not properly installed. The insulation is terrible. Every little crack even on the floors, blows ice cold air in the winter. By the way Steve, I am well aware of the fact that rentals and condos are built differently. But the pace that LT is going up is a little scary. Rentals go cheap on the inside, with cheaper fixers, appliances, thin walls, etc, but Liberty Towers has major draft issues. This is why residents have such outrageous electric bills. It doesn't matter what type of heat they will have in LT, whether gas or electric, or what type of stove. The question is will the condo owners still be cold in the winter because all the heat is escaping due to a quickly and poorly built building?

Review - Is this building to be located in Paulus Hook, or Exchange place? Does anybody know wheather it will be on the actual Hudson, or will it be on a tributary canal?
I know that this doesnt have to do with the Liberty Terrace, but does anyone know when Monty-G and the residences at liberty National Open?

Review - In answer the question regarding Quality: I spoke to the original project manager, Barry Light, back in July or August 2004. He stated that the construction quality of the Terraces with be of a higher standard than the Towers. He agreed that the quality expectation for a condo is higher than a rental. The fixture and fittings will be superior. The appliances will be superior. The under window AC/heating units will be gas fired for heat and not electric. Plus the kitchen will have gas stovetops not electric. Barry has since left (fired - I don't know?) the project and I was speaking to another guy on site about the possability of combining two units, he was like, anything is possible!, but considering the speed they are going up I'd guess they have plans which are 100% fixed.
http://themarketingdirectorsinc.com/ is the company responsible for the marketing and pricing. I have no idea when they are going to release the prices. Whenever I have spoken to someone they always say, sometime in the next month or so. I've given up asking. I think they were getting a little bit sick of me.
From looking at their website you can see that these guys are experienced at marketing huge developers in NYC, hence I'm sure they're going to bleed every penny out of the buyers. This is a billion dollar developer, obviously in zero rush to sell the units.
I'm thinking this building will be strongly marketed to Manhattan dwellers. A $1M in Manhattan doesn't buy you much, so why not move to 'relativity' suburban Paulus Hook (or is it actually Exchange Place?) where $900K+ will buy you 1000+ sqft with a world-class view? Mont-Greene placed infomercials in the NY Times under the same premise.
There must be more than a couple of people in the Golden Sachs tower thinking that it would be a sweet commute to work. BTW: I know that the buildings is half empty and those working there are back-office, not $1M a year brokers.

Review - Is this going to be quality construction, or will it be built to the same standards as Liberty Towers? I have a feeling that the same people who threw together Liberty Towers are building Liberty Terrace. The fast pace that this building is going up leads me to believe that Liberty Terrace will have ALL the problems that the towers have.

Is there a pool? The Liberty Towers existing pool and gym will be available to individuals purchasing units.
The construction is coming along - they are about 7 stories high.
The building will be 9 stories high. Due to be completed in June/July 2006.
I imagine the prices of these units will be out of control. I'm guessing lowers floors $700 per sqft to $1000+ per sqft for the penthouse.

Review - I was looking at the plans for these units and they're okay, but not really great.
I think the Mont-Greene will be a better building - certainly the Mont-Greene penthouse units look like they might be the best units in the whole of Paulus Hook (they raised the prices and I was too late).
Anyway, sizes in Liberty Terraces varys between 800 and 1550 sqft. I don't like the fact that the units don't have central air conditioning. And parking in Liberty Towers will be a pain-in-the-arse.
Finally, the layout of the best units (South East corner) is crazy. You would have thought that if you have views of NYC and the State of Liberty it would be in you living room. In fact, the layout of the corner unit gives the bedroom the best view.
Of course, this is the best location in Paulus Hook so the location will make-up for the questionable design(s).
