Review - No not all the views. You will have a view of midtown and when they are built they will be pretty slim so I wouldn't worry about it. I don't think it will make it less desirable. I've lived in JC all my life born and raised 19 years and plan on staying here for a long time. Right next door is the developing Powerhouse Art District, which is developing rapidly.

Review - Why would prices go up when supply goes up???? -- Seriously, I can't believe people write questions like this. It's called revitalization and making an area more appealing, hence more expensive. Trump next door means more demand for the area. Supply AND demand determine prices, not just supply.

Review - I don't think Trump's buildings block views from here at all. If you look at site plans for JC you'll see that Trump's site sits diagonally to this site and blocks neither Statue views nor downtown NYC views. I have a feeling prices in Trump's general vicinity will go up because the Trump announcement will get this area a lot of attention and bring some panache. A lot of Manhattan buyers that are priced out of NYC will be coming here now whereas they wouldn't before. Also, my opinion only, but from the renderings of both this building and Trump's this building looks very unique and cool. Trump looks like an old-fashioned monstrosity.

Review - Aren't the new trump buildings going to block A condo's views? If so, then this might make it less desirable overall, despite the trump towers next door.

Review - Why on earth would the prices go up when the supply of condos in the neighborhood just went up dramatically? Not to mention the Washington Commons 77 units, 2nd phase of Shore Club up at Newport, many additional buildings planned, etc. Comments like that smack of a feeding frenzy, in the midst of a substantial supply increase in Manhattan and Brooklyn. Look at the unsold inventory for quite a few of the new projects on the Elliman and Corcoran websites; e.g. the Beacon bldg in Dumbo, the Orion at 42nd St.

Review - If they go through the roof I will not pay for them, that is what I think. This building is next door to Trump Plaza but it sure isn't Trump Plaza.
The Trump building isn't even in the best area of JC -- I'll go to Paulus Hook before I pay up for A Condos.

Review - i am really excited about this project. It is going up in a great neighborhood, that is just continuing to get better. In he next couple of years i wouled expect this area to be one of the best urban areas of south hudson county! Also, right next to A condos trump is building two condo towers (50 and 55 stories tall) just loo at wired new york forum, and check jersey city rising, check the trump webpage, or check metrohomesllc.com, because they are building the project as a joint venue between trump and metro homes llc. THIS IS EXCITING!

Review - Portfonio's 645 sq foot studio was offered at $311,000 on the 8th floor. The pricing for the 566 sq foot 1 bed sounds about right. Any guess's on the maintenance?

Review - Duh, well, I'm sure anyone could have figured that out! Did you think they would be giving away 700+ sf units for $250k??? I'm sure when they actually open for sales those units will be well over $300k. Portofino's studios weren't even that cheap! I just noticed the floorplans are up. Some of those units, especially the high floors, will have incredible views. I like the F and G units.

Review - I kinda figured they wouldn't be wall units. This looks to be a pretty expensive building judging by all of the glass and the interior finishes, so it wouldn't make sense for them to put in wall units. I have a feeling this building will be pretty darn nice!

Review - I don't know where someone got the idea that there are window A/C units...their website states Gas-fired HVAC units provide both heating and air conditioning year-round and are subject to a 5-year warranty. I just moved into a new condo complex and it also has a combo system, central, not in the window.

Review - Neither of you answered my main question. Will escalating gas prices potentially make electric cheaper than gas heating? Like I said, I've noticed since gas prices starting rising last year that my gas bill has come to drastically outweigh my electric segment.

Review - First of all, electric heating is typically noisy and usually doesn't heat the place all that well. Second, as was stated by another poster, electric heat is VERY expensive. Anyone who's lived on the waterfront (Portofino, Avalon, etc.) can tell you what their electric bills have been in the winter. If the HVAC units here are gas that is much better.

Review - Maybe someone could clarify for me the situation with electic vs gas heating. Are the increase in gas prices going to make electric cheaper? The reason I ask this is that in my apartment the gas bill is ridiculously high even though i hardly use it, while my electric is low even though i use it all the time -- tv, stereo, appliances, etc.

Review - I don't know if the HVAC units blow or not yet - there are many different kinds. It may not necessarily be the crappy ones that are all electric like at the rental buildings. We'll see. Do all of the other new construction buildings in the area have central air? I agree about the 9 foot 3 ceilings - that's nice to see. I like the soundproofing between units as well - that's a big problem at the other high rises.

Review - From what I can count on the rendering it looks like it's about 33-34 stories, so yes, that would be much higher than Portofino (26 stories). The views from there should be spectacular.

Review - I believe taxes on new construction in Jersey City without a tax abatement is 2% of purchase price. With the tax abatement it is 1.5%.

Review - I believe this building was approved for a tax abatement. It's a sliding scale - you basically receive a certain abatement for 10 years and then it gradually gets up to full assessment. The tax abatement is significant. It reduces your taxes by almost half.
